Since 1988, we have provided as-build services, design services, and permitting services throughout Washington, Oregon, Idaho, and Northern California for several “Fortune 500 Companies” (Chevron, Texaco, 7-Eleven, Circle K, Boston Market, Jack in the Box, etc). We have also designed and permitted schools, fire stations, office buildings, commercial properties, and university projects. Have you ever needed to know exactly what is at one of your sites immediately? We can provide this information to you in a format that you can access within minutes.

- Are the signs up to our current company image?

An “As-Build” or “Record Drawing” is a survey performed to obtain horizontal and/or vertical dimensional data and miscellaneous on-site details (i.e., parking, landscaping, signage, etc) for record purposes. As-builds can answer all the above questions and more. As-builds are needed for several reasons:
- Knowing the area and layout of your building
- Knowing the area and layout of your site
- Knowing utility locations
- Insurance purposes
- Future remodels
- Future expansions
There is only one real reason to pay someone to perform as-builds of your properties…
To save you money!
- We can save you money by minimizing the costs of change orders during the construction process by starting your design team with accurate drawings.
- We can save you money by keeping the design team in the office designing your project rather than paying them for the expensive travel costs to your sites.
- We can save you money by creating as-built packages so you don’t have to spend your time and money traveling to your sites. All the information you’ll need will already be in the office in binders and/or on your computer.
SERVICES
An as-build can include or exclude as much information as you, the owner would like to see. As-builds can include:
- Site plan (architectural level)
- Parking lot and parking evaluation
- Photo key site plan
- Location of utilities on site
- Floor plan(s)
- Photo floor plan(s)
- Room layout plan (showing exact furniture layout)
- Exterior elevations
- Interior elevations
- Reflected ceiling plans (showing lights, mechanical, sprinklers, etc)
- Catalog of equipment
- “Assumed” building sections and structural
- All photos are taken while on-site
- Specialty photos per the owner’s request
- Sign inventory and elevations
- Building site survey form, created by the owner with special requirements
- ADA compliance form, supplied by the owner
- Disk with all electronic files including AutoCAD, DXF, PDF, Word, etc
And finally, our as-build services would include a 10-year guarantee. During this time, whenever you need a copy of an as-build package (or part of it), we will provide it to you at the cost of the copy, plus postage and any time spent on the reproduction of the copy. We will then send them to anyone you request, such as an architect, contractor or manager. If at any time during the 10-year guarantee, if any of our files get corrupted, lost or damaged, we will re-produce the entire electronic package at our cost (including another site visit to remeasure everything if needed.)
